Our Process
I: INTERIOR RESIDENTIAL PAINTING
MOVING FURNITURE:
Southeast Painting will move all furniture to the center of the room and cover it with plastic for protection from sanding dust, paint, caulk, etc. If necessary for sufficient working space, we will move furniture out of the room being worked in. When we are finished working, we will move the furniture back to its original position. Customers are only
asked to remove breakable/sentimental items.
PROTECTING FLOORING:
Southeast Painting will take all necessary precautions to protect flooring (carpet, hardwoods, linoleum) from sanding dust, paint, caulking, etc. The floors will be protected with rosin paper, plastic, or dropcloths.
Filling Nail Holes and Minor Sheetrock Imperfections:
It is Southeast Painting standard procedure to fill nail holes from pictures, artwork, etc. If you would not like these holes to be filled, please instruct us not to do so. Also, minor sheetrock imperfections (dents and dings) will be filled and sanded. These items will be repaired as standard procedure. Major sheetrock work (large holes, buckling sheetrock due to settling, textured ceilings or walls, etc.) can be performed by Southeast Painting but it is considered additional work and will incur additional costs.
PAINT SHEEN/COLOR:
If, at the time the estimate is given the homeowner has not selected colors, then the estimate given will be based on the use of white-based flat colors for walls and ceilings and white-based semi-gloss colors for trim. DECORATOR NOTE: Imperfections in ceilings, walls, and trim become more visible as the color gets deeper and the sheen gets higher.
MATERIALS:
We use only the highest quality paint and materials from Sherwin Williams or Porter Paints. Our estimates are based on using these materials. If you prefer to use a different manufacturer's paint or materials, we are happy to do so; however, there may be additional costs.

II: EXTERIOR RESIDENTIAL PAINTING
PRESSURE WASHING:
Due to our humid climate, many homes have a mildew problem. The gray and black areas are often an accumulation of mildew, dirt and grime. If not removed, mildew can grow through the paint or stain and cause discoloration and/or premature paint failure. We wash all areas before we paint or stain to provide a clean, mildew free surface. DECORATOR NOTE: Maintain long lasting curb appeal of your newly painted house with regular/seasonal house washing. Southeast offers qualifying customers 'Buy 4 Get 1 FREE' program.
CAULKING AND PUTTY:
Caulking all surface cracks and nail holes is one of the most important steps in keeping water from destroying your house. We will find all cracks in your house and caulk them. Part of preparing a house is removing loose or cracked glazing from windows and replacing with new glazing compound (putty). This will prevent water from attacking the sash.
SANDING & PRIMING:
Surface preparation is the most important element of a long lasting paint job. We will sand all loose and flaking paint, then spot prime all bare and weathered areas. A clean well prepared surface that has been primed will give the finish coat of paint the longest life.
WOOD ROT REPAIRS:
Our master carpenters will replace rotten windows, trim, soffitts, fascia, etc. We are also Certified Building Contractors so you can be assured the repairs will be done by carpentry professionals.
